“Sales of new single-family houses in June 2024 were at a seasonally adjusted annual rate of 617,000, according to estimates released jointly today by the U.S. Census Bureau and the Department of Housing and Urban Development. This is 0.6 percent (±14.6 percent)* below the revised May rate of 621,000 and is 7.4 percent (±15.2 percent)* below the June 2023 estimate of 666,000.”

According to the latest CoreLogic Home Price Insights Report, nationwide, home values increased by 4.9% over the last 12 months. This rise happened when the inventory of houses for sale reached historic lows at the same time buyer demand skyrocketed as a result of record-low mortgage rates.
Home price appreciation will continue to be determined by an imbalance of supply and demand. If supply remains low and demand high, prices will continue to increase, making it a great time to sell your house.
Danielle Hale, Chief Economist at realtor.com, explains:
“In many areas of the country, there are half as many available homes for sale than a year ago — and in some markets that number increases to less than one third… For a buyer, that means if they had 10 homes in their price range to choose from last year, they have less than five, perhaps as few as three, available to them today.”
Even though rates have been as high as they have been over the past couple of years, demand for housing is still there. Home builders continue to fall behind demand, though experts anticipate some stabilization and moderate home price appreciation throughout the remainder of 2024 and into 2025.
